Empowering Independence – NDIS participants move into their new SDA Nollamara Villas

Our team at SDA Management Services WA are thrilled to announce the completion of our three-free-standing Specialist Disability Accommodation (SDA) villas in Nollamara, nestled in Perth’s northern suburbs.

But, that’s not all! We have recently welcomed NDIS participants who have now moved into their brand-new NDIS SDA certified homes.

“It’s an exciting time and a new chapter for everyone at SDA Management Services WA, including NDIS participants who have chosen to live here. It is wonderful to see everyone has settled into their new home,” says Nick Del Borello, a Perth registered builder who owns SDA Management Services WA and SOL Construction. 

“With meticulous planning and unwavering commitment and support from the NDIS community, we have been able to create SDA homes which prioritise participants’ individual needs, encouraging their independence while helping to nurture a sense of belonging in the community.

Unveiling our new villas

Each villa has been designed, built and fitted out specifically for NDIS participants with very high support needs.

SDA Management Services WA’s purpose-built SDA villas have been fitted out to meet the specific needs of each participant, enabling them to live their life the way they choose.

“We’ve met all NDIS SDA requirements in terms of design, build and fit-out specifically for NDIS participants with very high support needs. These villas also meet the NDIS SDA category ‘Robust’ as detailed in the SDA Design Standards,” says Nick.

Our fully accessible villas include spacious bedrooms with nurse-call assistive technology for participants’ needs. The ensuite bathrooms are finished with full-height wall tiling and include accessible toilets, grab rails, hobless showers and adjustable hand showers.

“Each villa is fully accessible and features two bedrooms and two bathrooms, enabling participants’ the choice to live independently in their own home with the support of a full-time onsite carer. All spaces within each villa including the outdoor courtyards allow unrestricted movement for people with mobility challenges.

“Plus, each unit has been equipped with assistive technologies including adjustable height benchtops, nurse-call button and automated doors. Additional cabling has been pre-laid and provides further assistive options to participants’ as and when required. I wanted to futureproof the homes should participants’ needs change,” says Nick.

“Walking through each villa, you get a real sense of coming home. Each villa has so much natural light filtering through, with an open plan central living area and an accessible kitchen this spacious area forms the hub of the home where participants can socialise with family and friends or spend time enjoying the activities they want to do.

Each villa includes a fully accessible kitchen with height adjustable bench tops, mixer taps and accessible drawers and appliances as well as an outdoor courtyard and an open plan living space where participants can spend time with family and friends.

What’s next for SDA Management Services WA

SDA Management Services WA are currently working on developing a wide range of SDA properties within the Perth metropolitan area including outer suburbs.

“I understand there is a desperate need for ‘true’ Robust housing here in Perth,” says Nick. “I am making it my personal goal to design and construct ‘true’ Robust housing options for participants that have nowhere else to go. I have a ‘true’ Robust design on the drawing board as we speak, and most importantly, I have the support of Supported Independent Living (SIL) providers and investors to make this a reality.”

SDA Management Services WA is now a NDIS registered provider

We are pleased to announce SDA Management Services WA is now a registered NDIS Specialist Disability Accommodation (SDA) provider, after being granted provisional approval in August 2021.

NDIS Specialist Disability Accommodation – our Nollamara villas are at lock up stage!

The roofs are now on our three-free-standing Specialist Disability Accommodation (SDA) villas in Nollamara, in Perth’s northern suburbs, and with internal fitout currently underway, our villas are set for completion mid-March 2023.

“When designing our two-bedroom, two-bathroom SDA villas we wanted to ensure each home felt bright and spacious. So, we opted for the ceiling height to be 32 courses (2.75 metres) high, instead of the standard 28 courses (2.4 metres) high,” says Nick Del Borrello, a Perth registered builder who owns SDA Management Services WA and SOL Construction.

“And, now the roofs are completed, you get a real sense of the size and scale of the buildings. The higher ceilings, give each home a real sense of space, allowing natural light to flow through, creating a wonderful homely atmosphere,” explains Nick.

Now the villas are at lock up stage – SOL Construction’s tradespeople are busy fitting out each villa. The floor and wall tiling is currently being laid in each bathroom and laundry before the installation of cabinetry, fittings and fixtures.

“SDA Management Services WA’s Nollamara villas have been designed, built and will be fitted out specifically for NDIS participants with very high support needs, while also meeting the NDIS SDA category ‘Robust’ as detailed in the SDA Design Standards,” says Nick.

“Our two-bedroom, two-bathroom design concept, enabling participants the choice to live independently in their own home, with the support of a full-time onsite carer has really piqued people’s interest.

“We’ve received a lot of interest and positive feedback from NDIS participants, families, carers, specialist support coordinators and other NDIS services providers, which has been very encouraging. 

“We’re looking forward to welcoming NDIS participants who will call our Nollamara villas home within the next eight weeks. If you haven’t done so yet, I’d encourage you to register your interest to find out more before time runs out,” explains Nick.

There is a real need in the community for providing appropriate housing options for NDIS participants. Specialist Disability Accommodation (SDA) has opened new doors, offering purpose built accommodation that is improving the lives of so many in need.

Meet Nick

Nick brings more than 20 years of building, construction and project management experience to SDA Management Services WA.

Most recently he’s been working in consultation with NDIS service providers in Perth to gain a better understanding of NDIS participant’s needs. This valuable information will assist our team when designing SDA properties.

“I have been in talks with local disability providers and specialist support coordinators to see how we can work together to ensure the needs of people with disability are met. Participants should have the opportunity to live in their own homes and feel supported in their community”

NDIS Specialist Disability Accommodation (SDA) – A place you can call home

Works have begun on our NDIS Nollamara villa development

SDA Management Services WA is pleased to announce construction is well and truly underway on our three-villa site in Nollamara – with the brickwork now in full swing.

As you can see, our brick layer is making considerable progress! Brickwork is now complete on our first villa and the roof carpenters are ready to begin erecting the roof framing.

The bricklayers have started the second villa and with weather permitting it should be completed within the next two weeks, with works then commencing on the third unit.

We’ve designed our three free standing Nollamara villas specifically for NDIS participants with very high support needs as well as ensuring these dwellings meet the NDIS Specialist Disability Accommodation category ‘Robust’.

Each villa has two bedrooms and two bathrooms, giving participants the choice of being able to live independently in their own home, with the support of a full-time onsite carer.

Our vision is to see NDIS participants living in well-designed homes that enable their independence and provides privacy, yet still be close enough to facilitate connections with neighbouring participants.

Taking a closer look at the floor plans and elevations, we have incorporated accessibility features into the designs. Provisions have also been made to facilitate a participants individual needs with high physical support including, but not limited to:

  • Level transitions from all external access points including the garage.
  • Home automation tailored to individual requirements.
  • Extra garage space to accommodate a vehicle that uses ramps or roof mounted hoists.
  • An emergency power supply to allow for back up life support systems as required.
  • Provisions have been made to the building specifications for the installation of ceiling hoists in each villa between the participants bedroom and bathroom.
  • Large doorways and openings, plus wide passage ways to allow ease of movement and safe access between rooms and areas for wheelchairs and other mobility aides.
  • All door handles and light switches will be appropriately positioned to enable access for all dexterity abilities.
  • A landscaped sensory garden will be included in each internal courtyard.

Plus, our villas also meet the ‘Robust’ criteria, we’ve made additional provisions, which include, but are not limited to:

  • Solid core internal and external doors.
  • Laminated glass.
  • High impact wall lining, fittings and fixtures.
  • Secure windows, doors and external areas.

What Is The Home Renovation Process?

Home Renovation Process in Perth

Are you tempted by a renovation, but unsure about how it works? Here is some information that will help you to feel more confident about what to expect.

First, there are two main stages: design and construction. They’re very straight-forward – you decide on your budget, and what you want out of the renovation, and then you make it a reality.

Design

This stage can be further broken down into: consultation, design & documentation and getting planning approval.

Consultation

This is where it all starts. This normally involves an initial visit to your home by an architect, building designer or registered builder to discuss your renovation wish list and provide professional advice in moving forward. Your project budget is also discussed at this meeting as well as time frames and anything else worth mentioning.

Design

After initial discussions, if you’re happy to proceed with formalising your renovation ideas then you will normally be asked to enter into a design agreement. This is where your wish list and lifestyle requirements are considered in developing the concept design. This concept design may need to be refined until you are 100% happy. At this point a construction estimate can be provided to make sure costs are within budget. Provided the project is on budget the concept design is further developed for planning approval.

Planning Approval

Planning approval can take up to 60 days in your local authority. SOL Construction can take care of this for you so you don’t need to worry about the process, we’ve got it covered. During this time you can make a start on your selections such as bathroom finishes & fixtures, kitchen cabinetry & appliances, light fittings, doors & mouldings, etc.

Construction

This is the most exciting stage, where your ideas become a reality. Once you’ve selected your builder you will be asked to enter into a building contract which states the contract value and sets out the terms & conditions of the contract.

A building application will need to be submitted at your local authority and building permit granted before any works can commence.

Preliminary discussions about the nature of the build and whether it’s possible to remain in your home during the renovation process will have already been decided. Don’t worry if it all seems messy at first – once the demolition is done (which sounds drastic, but is just enthusiastic deconstruction!), the rebuilding will start and you’ll see it all take shape before your eyes.

A reputable builder will keep you updated and well-informed of the progress and milestones achieved throughout the build.

Handover

This is when your builder hands you the keys to your newly renovated home. It is a time of reflection and celebration.

As part of a builder’s obligation to your project there’s a set period of time, normally 4 – 6 months after practical completion, whereby any maintenance items that arise should be fixed accordingly.

A typical maintenance item would be cracking under cornices due to the normal house settling process. This period is called the ‘defects liability period’.

What Should I Know Before Renovating?

What To Know Before Renovating in Perth

Renovating is a popular choice these days, and for good reason. It’s a practical way to get more out of your home without having to go through the stress of moving. There are some considerations to take into account, though, to help your renovation go smoothly.

First, you need to check whether renovating your home is the most feasible option. While it might sound attractive, in some circumstances it can be easier and cheaper to move.

Your needs

If you’re looking for a change, you have to pinpoint exactly what you want. Creating space for a growing family, or increasing energy efficiency are ideal reasons to renovate, whereas wanting more local conveniences or quieter neighbours won’t be solved by home improvements.

The starting point

Before you go headlong into the renovation process, it’s a good idea to examine the current state of your house. For example, is the wiring throughout the house left over from your great-grandparents’ days? Is the roof sagging or walls cracking, indicating possible major structural problems? If so, it could cost a great deal more to have work done than you might anticipate. On the other hand, if the local market is strong, it might be a better investment to sell your house and move on. Professionals such as builders and electricians can give you an expert initial assessment of the work you want to have done, its feasibility, and cost.

The next step is to establish your project budget. This will ultimately determine the size and finish of your renovation project. Considering whether to add second storey or extend outwards is a good starting point. Planning permission

Local authorities have up to 60 days to process a compliant application, and this can extend out to 90 days and longer for a non-compliant application. Normally non-compliant applications need to go out for advertising and public comment.

If any objections are received by your neighbours during this period then this will likely cause further delays. You may need to amend your plans accordingly and re-submit them or provide more justification and documentation through the statutory processes. The construction

Once you’ve got to this stage, it’s time to find a builder who’s right for you. You want a balance between great work and affordability, and someone who you can trust with your home. The Building Commission is very useful for finding information about a particular builder, and remember to look for reviews about potential candidates online. Always get more than one quote so you know whether the price you’ve been given is competitive.

Depending on the scale of your renovation, a builder may be able to carry out the works whilst you stay in your home, but otherwise you may need to stay elsewhere for a while – either with family or friends, or finding another place to rent. Living amongst a renovation can be noisy, dusty and inconvenient, so make sure you know what to expect and what will work best for you.

In summary

There are a few stages to go through when renovating your home, but many people find that it’s quicker, easier and cheaper than searching for a new house and selling their current one. Especially if your new house is going to need work after you move into it!
